Hi everyone!
Can’t believe we’re already at the end of the year! I hope you enjoyed the holidays, you’re reflecting on a great amazing 2022 with many blessings & lessons and you’re looking forward to a fresh new 2023! Here is my last newsletter for the year with the latest updates!

Market Report

  • We are coming off a historic market boom defined by incredible demand and a lack of inventory, with the market now transitioning to more typical activity levels. Buyer demand remained robust compare to many other high-growth regions in the US, as heads keep turning to Florida’s East Coast for immediate relocation and long-term investments.
  • Inventory went up 4% in November for both single family homes & condos.
  • Single family Home sales dropped 19% in November and Condo sales dropped 13% due to a lack of inventory and rising mortgage rates.
  • Average days on the market increased by 11%, yet 15% of the single family homes still sold above listing price, which was 33% in October. For condos this was 13% versus 19%.
  • Median price was slightly down from last month, but still up 9% the same time last year.

The Townhouses will be offered at a pre-construction price of $900,000 per unit, with a 20% deposit upon signing and an additional 4 payments which shall be tied to construction milestones with the last payment due upon issuance of  the certificate of occupancy.

Wajer | Moving to Miami!

Finally! The Dutch “Wajer” luxury yachts are moving to Miami! They’re building their office here in South Beast on 5th and West Ave and building out the Wajer Bay Marina, where some of the Miami Wajers will be docked.

Eco News | Climate Change Summit

Cheers to a successful “SouthEast Florida Climate Summit 2022” 2 days packed with interesting panels and amazing speakers! We had people from all over the US and even some international guests covering mind blowing facts, opportunities, solutions, innovations etc.
I was representing One Sotheby’s as a real estate broker. It was interesting how most panels were covering the real estate topic. Discussing the environmental/sustainable side, a side you usually don’t hear much about. As well as showing how Miami is adapting to climate change and is becoming more resilient as a city. It was refreshing to see how most people are mainly focussed on opportunities and action plans, instead of just discussing the issues.
